Selected for their beautiful looks and enticing offerings, many of this year’s most eagerly awaited properties have one theme in common: transformation. From former hospitals to presidential residences and dilapidated motels emerge stylish city-centre hideaways, lavish safari lodges and sleek new rural retreats. A new build is almost nowhere to be found on our list, signalling that the future of travel is about reinvention and reimagination.

We’ve featured soon-to-open gems alongside a couple of recently unveiled addresses – because, let’s be honest, every hotel needs a little time to settle in, right? Here are the properties we can’t wait to check into in 2025.
A bedroom at Stockholm Stadshotell

Stockholm Stadshotell, Sweden

Located in the Swedish capital’s Södermalm neighbourhood (think of it as a Scandi-style Shoreditch or Kreuzberg), new-opening Stockholm Stadshotell delivers bucketfuls of “Neu-Nordic” style. Out is blonde-wood minimalism; in, a timeless elegance embodied by modish furniture silhouettes, stately original features and curated details – think delicate embroidery on crisp bed linens. The historic, 19th-century building, once a home and hospital for women, has been transformed by a hotshot team of hospitality names that have, between them, a CV taking in some of Sweden’s best-loved restaurants and big-name US hotels, including NYC’s Soho Grand and The Mercer. So it stands to reason that the design chops are top-notch – all 32 rooms are effortlessly chic. When the property opens later this month, expect the spa and two restaurants to be equally beautiful.

Hotel Lucile, Los Angeles, US

Opening early 2025, this former church-turned boutique hotel in LA’s up-and-coming Silver Lakes neighbourhood is the latest property from hotel brand Casetta – the group behind Malibu’s The Surfrider and San Diego’s The Pearl Hotel. Beneath a whitewashed bell tower will nestle 25 rooms showcasing tactile, richly hued interiors. Sneak peeks we’ve seen so far promise soft velvet armchairs, begging-to-be-stroked textile artworks and colour accents inspired by the original stained-glass windows preserved in the refit. Guests will be able to make a pilgrimage to the hotel pool, find respite in the rooftop lounge and break bread at a restaurant and bar.

Le Jardin de Verre by Locke, Paris, France

Streetsmart aparthotel concept Locke arrives in France with the opening of Le Jardin de Verre in the city’s Latin Quarter. Expect the same fun, fresh and flirty room design the group is known for, this time, set within a 145-room property occupying a conjoined 18th-century French baroque mansion house and 19th-century factory. Alongside colourfully designed bedrooms, a foliage-filled atrium restaurant and dedicated yoga studio have been promised.

Son Molí, Mallorca, Spain

Seeking rural respite? Head here. Located just a 15-minute drive from Palma, the second opening from the team behind urban bolthole Can Bordoy is going agricultural. Son Molí’s 22 suites are built around a 19th-century Mallorcan farmhouse surrounded by landscaped gardens, orchards and a working farm. Interiors are rustic but elegant, and an on-site restaurant will plate up plant-forward dishes devised by chef Andres Benítz. Check in for a pastoral break packed with forest picnics, orchard yoga and island cycling adventures. A heated swimming pool, cold plunge pool and sauna are also on the horizon.

Namia River Retreat, Hoi An, Vietnam

Opened last month on the banks of the Thu Bon, Namia River Retreat promises total tranquility via the medium of Vietnamese herbology. The 60-villa wellness retreat specialises in traditional local medicine: its Lumina Spa has two traditional apothecaries and herbal steam rooms, with healing plants grown in the resort’s gardens the foundation for treatments. Alongside riverbank saunas and extensive wellness programmes, there are chances to take part in yoga, meditation and indigenous duong sinh (a Tai Chi-like discipline), as well as to explore the coastal city of Hoi An on bamboo bikes. Villas are a celebration of Vietnamese craftsmanship – you’ll find locally made furniture, artisanal carvings and photographs of nearby towns in all.

The Twenty Two, New York, US

The Twenty Two is going transatlantic, opening a twin property to its buzzy London address in the Big Apple’s historic Union Square building. As with the UK iteration, eclectically dressed bedrooms will be individually designed, only this time, the inspiration comes from iconic American styles such as Shaker, Mission and Craftsman. And, like in London, the NYC outpost will boast a private members’ club, as well as a much-anticipated restaurant – this time, brought to us by the slick team behind the city’s French-and-Italian-inspired Raf’s.

The Newman, London, UK

London’s hotel craze continues, with big-name openings from Six Senses, Rosewood, St Regis and Waldorf Astoria all incoming this year. Fitzrovia’s soon-to-open boutique stay The Newman may not have such a renowned moniker, but its pedigree is impressive: the hotel’s launch team is made up of alumni from The Goring, Firmdale Hotels and the Corbin & King restaurant dynasty. That talent looks set to create one of London’s most exciting new openings – an art deco-influenced, 81-room property complete with brasserie, outdoor terrace and small-plates-serving cocktail bar, plus an entire floor dedicated to a Nordic-inspired spa, complete with hot-and-cold-experience cabins, a salt therapy room and hydrotherapy pool. Decadently dressed rooms will be named after the neighbourhood’s roster of renowned characters, including bohemian queen Nancy Cunard.

Romègas Hotel, Valletta, Malta

This year, we’re predicting that the sun-kissed Mediterranean island of Malta will be at the top of everyone’s travel wish list. Helping its star shine is this dedicated restoration of an aristocratic house in the heart of Valletta’s old town. Romègas Hotel is a luxury boutique property housed in a 500-year-old palazzo just a five-minute walk from the Caravaggio-draped ancient walls of the city’s St John’s Co-Cathedral.

Each of the 23 rooms has been individually designed, but all feature traditional terrazzo flooring, marble bathrooms and painstakingly restored original features, including enclosed Maltese balconies. Commissioned works by emerging homegrown artists will grace the walls and a rooftop pool and bar offer sepia-hued views across the city’s rooftops.

Edinburgh 16-20, UK

The people behind some of our favourite Scottish Highland stays – The Bracken Hide included – are venturing into the city this year. According to the Perle Hotels team, the 28-bed Edinburgh 16-20 will have the feel of a private members’ club, and boast dramatic views of Castle Rock. Few other details have been announced, but with the promise of a first-class concierge service, you can expect the property to provide guests with an intimate experience when bedding down in the Scottish capital.

Nordeliaia Beaulieu, Beaulieu-sur-Mer, France

"Stay, swim, eat, relax” runs the motto of this much-anticipated Côte d'Azur opening. Few suggestions are more welcoming. Set to open in summer, the second property from the team behind the Piedmont-based Nordelaia is a charming 33-room retreat occupying a 1960s seafront building. The redesign – masterminded by Yakusha Studio – embraces a seashell-inspired colour palette, the gentle shades reflecting the hotel’s coastal location. Guests will be able to enjoy the town's only rooftop terrace, and its stunning Med views, while a stylish al fresco dining area is set to offer a tapas-style menu. An outdoor pool and gym complete the offering.

The Hoxton, Florence, Italy

In March, The Hoxton’s irrepressible march across Europe continues, this time, in Italy’s beautiful Renaissance city. The Hoxton Florence, located close to the city’s northern Piazza della Libertà, will have 161, pastel-toned rooms split between two buildings – a 16th-century palazzo and a juxtaposing 1980s edifice designed by the late Andrea Branzi. A coastal-inspired restaurant is set to plate up dishes infused with the flavours of the Italian Riviera (we’re imagining fare similar to that found on the Elio menu at the hotel group’s Rome outpost), while a vibrant wine bar with courtyard terrace promises to be the place to make the most of Italy’s ever-lengthening evenings as summer approaches.

Melbourne Place, Australia

Get in line for this design-focused Melbourne stay. Arranged across 14 floors, 161 rooms have been curated with the style sensibilities of the Aussie city’s oh-so-stylish residents in mind. Expect to encounter ample bouclé-covered armchairs, washed-cotton bedsheets and rooms that utilise colour schemes borrowed from the natural world, ranging from moss green to soft terracotta red, all enhanced by the natural light that sweeps in through floor-to-ceiling windows framed by linen curtains. Bathrooms, meanwhile, offer terrazzo tiling and custom-made basins. The 12th-floor restaurant, Mid Air, delivers luxe à la carte and tasting menus bursting with Mediterranean flavours – think wagyu rump tonnato rosti and king prawn skewers dusted in Aleppo pepper – plus views across Melbourne’s skyline.

Fowlescombe Farm, Ivybridge, UK

Wellies on: we’re heading to Devon. Set against the woodlands, meadows and bucolic backdrops of a regenerative organic farm, the eight luxury suites opening soon on this Dartmoor-adjacent family-run operation are set to combine beautifully appointed design with a steadfast commitment to sustainability. Located within historic grounds – containing the ruins of a 16th-century manor house – and original agricultural buildings, the suites feature natural materials throughout, with stone sourced from a nearby quarry, and mattresses made from wool provided by the farm’s fleecy inhabitants. Farm-to-table cuisine (served in a communal dining space or privately) will come by way of seasonal menus rooted in farm produce, while guest activities will include guided fishing trips, breadmaking sessions and foraging workshops.

1 Hotel Copenhagen, Denmark

The 1 Hotels group lands in Denmark, opening its first property in the country in time for the Scandinavian summer. As a giant among green hotel operators, it’s striking that the brand is only now venturing into Europe’s capital of sustainability, picking a Latin Quarter location within strolling distance of the city’s elegant old town. The Krystalgade address will be home to 282 rooms, including 30 suites, plus a Bamford spa, fitness centre and urban garden. Other 1 Hotel properties are planned in Austin, Seattle, Melbourne and Cabo this year.

The Moore, Miami, USA

Opened in October last year, this landmark property in Miami’s Design District, formerly a pineapple farm, has been dramatically transformed into an intimate 13-bedroom hotel, complete with farm-to-table restaurant and exclusive members’ club. The 1920s buildings have been completely renovated, adding swooping curves and interiors with a distinctive Mad Men feel. Guests can explore a restaurant and bar, karaoke room, hidden cocktail lounges, games rooms, library, workspace, multiple private dining rooms, sun room and The Rabbit Hotel – a late-night speakeasy. The art offering is as super-sized as the line-up of amenities, with works by Rob Pruitt, Carrie Mae Weems, Robert Longo, Cindy Sherman and Harmony Korine scattered throughout.

Amyth of Nicosia, Cyprus

Cyprus has been languishing among the ranks of underrated Mediterranean destinations for a while, but its understated charm is now catching the eye of discerning travellers – and hoteliers. The family-owned Thanos group is launching its third property in 2025, following two addresses in Mykonos. Amyth of Nicosia, located within the Venetian walls of the capital’s old town, is slated to be an intimate, seven-bedroom, three-suite stay, with restaurant, bar, library and al fresco terrace. Historic elements from the building's past will be preserved in the design, including decorative ceilings, tiled floors and a dramatic grand staircase. For intellectually curious first-timers in Nicosia, the address couldn’t be better located: the Ethnological Museum, Museum of Byzantine Art and Archbishopric of Cyprus are all on the doorstep. Oh, and you’re just moments from the 16th-century Hamam Omerye bathhouse, too.

Fábrica, Porto, Portugal

Ask us for Lisbon recommendations this year, and we’ll tell you to go to Porto. The Portuguese capital’s northern sister is on the up, trading on its design distinction to draw in urbane travellers. Hotel openings are as common as port warehouses in the Douro-hugging city right now – and this year, two new stays from the owners of boutique hotel Saboaria have caught our eye. First up is Fábrica, a 44-room stay housed in a former tobacco factory, followed by the 45-room Arnaldo (named after Portuguese writer Arnaldo Gama), which promises river views and a concert space for hosting intimate music sessions – signs that cultural offerings are becoming the hot-to-have hotel amenity in 2025.

Chichele Presidential, South Luangwa National Park, Zambia

Opening in March 2025 is the reimagined Chichele Presidential, formerly the presidential lodge for Zambia’s first president. The offering is suitably sophisticated: 10 suites will enjoy far-ranging views of the Zambian landscape and each will have a private plunge pool. The intimate camp will also tempt with an on-site spa, gym and infinity pool, as well as activities including walking safaris and night game drives.
